A change to the minimum lot width and minimum side setbacks in the Brisbane City Plan 2014 has made it easier to facilitate development of ‘splitter blocks’ with pre-1946 houses. Previously the minimum lot width was 10m and minimum side setbacks 1.5m (to wall), which meant that the existing pre-1946 house on the site would need to be a maximum width of 7m in order to fit in a lot (with setbacks considered). Now the minimum side setbacks have been reduced to 1m (to habitable rooms) and the minimum lot width to 7.5m (Character Infill Zone). This creates opportunities for a property with a house wider than 7m to be developed.
