Widow lots within Brisbane are generally 32 perch properties (809sqm) comprising of 2 lots that are divided diagonally and having a house straddling the boundary.  The lots were created for soldiers heading to war where the soldier would own the front lot and the wife would own the rear property (land-locking the rear site).  There are some opportunities to do a boundary realignment of these sites to create 2 x 405sqm properties with a rectangular shape.  The key factors for this are for the site to be in the Low Density Residential Zone (not Character Zone) and the existing house capable of being demolished (i.e. post-1946 construction or no Traditional Building Character Overlay).

We achieved a result for a client recently, which was a relatively streamlined process and there were no infrastructure charges applied to the approval saving almost $29,000.00!  Great result.
